The preliminary sale agreement is signed once you have confirmed your intention to purchase the property.
This step can take place even if the apartment is still being renovated, allowing you to reserve the property.
The notarial deed of sale is signed only once the works are completed.
A project takes 8 months. It may take less, but we choose to include a safety margin.
Buying a Fief apartment is not the same as buying a standard property.
Sale prices are not negotiable.
Most of the properties we market fall within a range of €90,000 to €140,000. If your budget is higher, it is entirely possible to acquire several units.
It depends on the progress of the works at the time the preliminary sale agreement is signed. In most cases, our apartments are taken as soon as the renovation begins.
Preliminary sale agreements are therefore usually signed while the works are in full swing. In these agreements, the notaries include specific clauses detailing exactly the works carried out by Fief.
However, the final signing of the deed of sale takes place only once the works are fully completed, the furniture installed and the tenant in place.
Yes, you can buy the property renovated but unfurnished. However, the sale price remains the same.
At Fief, we put the first tenant in place, i.e., the one living in the apartment at the time of sale.
Fief’s interests and those of investors are fully aligned.
If we were to put in place an unreliable tenant and, for any reason, the sale did not go through, we would have to bear that risk ourselves.
That is why we carefully select the best profiles: to guarantee the investor an impeccable service, and to protect Fief from any unfavourable situation.
If you wish to choose your tenant yourself, that is entirely possible.
In that case, we will deliver the property renovated and furnished, but without a tenant for the sale. As Fief apartments are particularly sought-after, you will have no difficulty finding the perfect tenant.
That is entirely possible. With or without a tenant, it is up to you!

Once the sale is completed, two options are available to you:
If you wish to maximise your return, we recommend managing the rental yourself: it is a relatively low time commitment given the quality of the apartments.
If you would like a turnkey service all the way through, you can entrust us with the rental management of your Fief apartment: fees are 10% of the rent excluding charges.
